Dear City Commissioners,
I have been a resident of Bozeman since 1999, and now the Northeast community (since
2013), and I am wholeheartedly against the dense urban development proposed by the CanyonGate project. The annexation and zoning of the parcel are a foregone conclusion, yet the
zoning should be congruous with the surrounding community and infrastructure.
There are myriad reasons why this zoning proposal does not align with, nor support thesurrounding, existing community, wildlife corridor, and infrastructure; however, I will touch
on a few major points. The annexation and rezoning into the city is expected, yet pleaseconsider lower density options such as R-1/R-3 and B1, as B-2M, REMU and R5 are
inconsistent with current zoning and existing buildings. This would be a stark juxtaposition inbuilding height (5+ stories!) by not allowing the proper buffering, similar to the rezoning of
the land adjacent to Mountains Walking Brewery, and why this was properly denied by theCommision. This is clearly in conflict with the Community Plan zoning criteria, such as the
character of the district and its peculiar suitability for particular uses.
Frequently, the traffic is logjammed at Rouse, Griffin, and L-Street crossings, exacerbating thedelays to access emergency services. Even if the train traffic did not increase (which Montana
Rail Link predicts otherwise) a high density development will only increase the wait forcritical services or the time it takes to reach the hospital because of a larger traffic population.
The current infrastructure must be considered and addressed before any higher densitydevelopment is approved. Furthermore, there are already higher density developments
approved on the north side of the tracks, like the Stockyards and the Bridger ViewCommunity, which will surely impact wait times beyond already experienced delays.
Lastly, as a scenic gateway to the Bridgers (i.e. the Bozeman Town Range), I ask that we keep
the viewshed intact; not blocked by tall buildings or saturated by artificial light. Does the newBridger View Community not deserve an unobstructed view of the Bridgers? By doing this,
and not accepting parkland cash-in-lieu, you will preserve the wildlife corridor for deer,moose, bear, etc., as well as preserve the character of the community at the base of the
beautiful Bridgers and encourage the most appropriate use of the land.
