City Commission,
I'm writing today in regards to the proposed Canyon Gate Development. A few months ago, I
had written to you opposing the high-density development due to what I consider an
outlandish use of land in an area that clearly does not demonstrate the attributes to
accommodate this. Over the past few months, more and more information has come to light
in regards to this:
1. The proposed R5 zoning is in direct conflict with the Community Plan
Zoning Criteria and does not suit the character of the district.
- Sits at the mouth of Bridger Canyon at the edge of city limits within an
active wildlife corridor
- Is separated from the rest of town by the railroad which already does
not meet NFPA Standard 1710 calls for a 4-minute travel time per
the 2017 Fire Master Plan if a train were present. Additional high-density housing to this
area would only exacerbate a problem that has not been addressed.
It should be low density, for the safety of the residents and the animals,
2. Conserving the value of buildings and encouraging the most appropriate
use of land throughout the jurisdictional area.
Being isolated, it is unsuitable for the B2M zoning requested, which the
UDC specifically states is intended to serve a “broader trade area.”
The UDC specifically states that R5 “is appropriate for areas adjacent to
mixed-use districts and/or served by transit.” This is primarily an R1
neighborhood and has no transit service.
Any development in the area should be low density, for the safety of the residents and the
animals, as well as upholding our community goals. It must provide adequate open space for
wildlife corridors, as all the other area developments have provided. We have a responsibility
as residents in this community to help preserve what makes this area special and unique to
Bozeman. This proposed development clearly does not consider this, and places profit over
safety and livability for its current and future residents.
