Dear City of Bozeman via agenda@bozeman.net: Question: For an existing parcel already in the City of Bozeman (or being annexed & zoning set) that is roughly 1/2 acre (about 22,000SF), what is the maximum density (types of development / allowed uses, & # of units) for the following Zoning designations: R-S ("to commemorate and preserve existing zoning") R-1 and R-2? Also, if a property with parcel/Lot size under 1-acre was zoned R-S or R-1 and is annexed/zoned or re- zoned to R-2, can a "lot-split" be done to create 2 parcels so that more dwelling units can be built/achieved (& could a "lot-split" be done for just an existing R-S or R-1 lot, too)? [I believe I recall hearing "lot split" mentioned at a some recent meeting, but I do not remember which one nor which board/commission. Maybe that can't be done, or only done if a parcel contains multiple Lots aggregated together--in which case maybe that division or "lot-split" could be done or only be done under a boundary re-alignment internal to that parcel?] If these questions are too broad or too general, here is what I have seen recently and would like to know about and understand better. BACKGROUND During the 19-Sep-2021 City Commission meeting under Agenda Action Item H) / H.1, project #21-147 at 2103 Bridger Drive on 0.556ac was annexed and requested zoning of R-2. It currently has a single- family home with an ADU (attached/over the garage I believe). I want to know what can be built? Note: This parcel is actually 3 "skinny" Lots (#14-16) from the Ed Vogel Subdivision [Plat E-47], JUST LIKE MOST of the other homes along Bridger Drive, which are each adjacent on the north-side to a Phase of Legends II along the "alley" or 1/2 street with water/sewer. [Same/similar situation exists with the Mount Baldy subdivision [Plat F-10] lying directly west along Bridger Drive, where 2 lots ~ 0.75ac.] Also, I heard and see that in the past couple years, or more recently, that there have already been a few annexations in this area: 1919 Bridger Drive (Ed Vogel Lots 34-36 0.556ac) annexed into the City as R-1 or R-2, under Planning File #21-123; is it R-1 or R-2? 1803 Bridger Drive (Mount Baldy Lots 5-6 0.742ac) annexed into the City as R-1 Note: Northview Street was built on a pair of R-1 annexed Mount Baldy subdivision Lots (27 & 28) to provide the public road access to/from Legends II. My initial/related Public Comment can be heard on the City Commission Video for 09/19/2021 at timemark from about 1:00:40-1:01:22.
