Dear board members:
I applaud the UDC Affordable Housing Assessment draft review from last August. Specifically in OUTCOME
2: "The UDC can be used to preserve existing housing and reduce speculative pressures to expand or
replace existing housing with more expensive housing over time." And ". . . the new neighborhood
character zoning district(s) could be designed to better conserve existing housing in order to address
Bozeman's housing availability challenges. More specifically, conservation of existing smaller housing . . ."
Implementation of percentage size control or, "As an alternative to percentage size control, the City would
the current standards to establish maximum home width, depth, or volume standards that would prevent
the replacement of existing homes with much larger ones."
Please tell me where the City is on these changes. The ongoing expansion of smaller homes into larger,
million dollar homes is exacerbating the affordable housing crisis and continues unabated. I am attaching
an example that typifies the problem. A house that was approximately 1800 sq. ft. and surrounded by other
small houses has now been expanded 2.5-3 times the square footage. As you are aware, it eliminates yet
another modest priced home, it affects the affordability of the surrounding houses and flies in the face of
maintaining the character of the neighborhood. (Whatever happened to that policy?) Implementation of
the ideas put forward in the UDC assessment are critical and urgent.
