Bozeman planning department should prioritize these kindsof development inside the present City boundaries. Let'sinfill before we start to ruin our surrounding areas. Who is to pay for thewater and sewer and other infrastructural needs of this newdevelopment in an outlaying area? I do not think this proposal is in line with the nature of thearea. It is too dense and needs to provide more open parkspace. Additionally it would be prudent for futuredevelopment in Bozeman be required to address the needfor affordable housing. A percentage of any developmentshould be set aside for affordable housing based onincome levels.

What is the purpose of zoning guidelines or even aplanning commission when time and time again, exceptionsto zoning are so easily pushed through by developers. Nowagain, we see a proposed development that requests arange of zoning changes that caters to a builder's max.ROI, disrupts the character of existing neighborhoods,increases traffic on neighborhood streets, and travelcorridors already stressed, duplicates the density of thedevelopment across the Bridger Canyon Rd. but this oneoffers no affordable housing, instead what are likely to bemansions and high end condos with commercial buildingson the side of Story Mill Rd that has no multi-storybuildings. How is this consistent with the currentdevelopment in the area? Have members of the planningcommission even tried to cross Bridger Canyon Road fromStory Mill Rd. during busy times of the day and season?Have you seen the current traffic back-up from constanttrain delays at Wallace and Rouse crossings? Have youthought about the inherent safety issues when emergency(fire and medical) vehicles - called to more and morehomes and businesses in this area - can't cross to theNorthside because of a slow moving trains? Where is theplanning conversation about infrastructure work beforerampant growth? Where is the thoughtful planning that bothengages in a community conversation about WHAT growththis community desires and then HOW best to manage thatgrowth to retain the quality of life that exists in Bozemannow and in the future. Where is the planning thataddresses the likely future of less water with increasingdemand?
I absolutely do not support this plan before the city planningcommission because it I don't see anywhere where theseconversations are happening.

I don't support this building plan because it fundamentallydisrupts the urban/rural transition that begins at Story Milland this development will set in motion an extension ofcommercial, multi story commercial construction next tohomes, farms and rural land and the kinds of wildlifecorridors that make this part of town special.

In regards to future development and rezoning near BridgerDrive and Storymill with Homebase Partners, I find thiscompletely inappropriate for the city to be consideringallowing development when the developer has no plans forproviding affordable housing to aid with the cities housingcrisis. The last thing this town needs is more luxuryapartments, the workforce is rapidly disappearing for smallbusinesses and the unique charm and culture in Bozemanwill be DESTROYED if city planners continue to work infavor of developers and completely against the actualcommunity in this town. As well, this proposeddevelopment is in a residential area with abundant wildlifeand there are no plans to support that and the peace andquiet surrounding the area. Especially in this are buildingsshould be limited to no more than 3 stories and developersshould NOT have the opportunity to “pay the city” insteadof providing more than adequate green space.

We are desperate for affordable housing. This is anEMERGENCY. Our town has a severe labor shortagebecause laborers cannot afford to live here. Greenlightingyet another luxury development with no requirement for apercentage of affordable housing is a continuation of thisongoing, preventable train wreck. How many mechanics,baristas, waitstaffers, and construction workers does eachluxury buyer need in their community? Sun Valley residentshave had to get a bus service set up to go to Twin Falls for"services" like getting their nails done. Please proactivelyand aggressively focus on affordable housing solutionsuntil we are out of this crisis.

I highly oppose the Canyon Gate development asproposed. It does not fit in with the surroundingneighborhood. Commercial property is absolutely notneeded here. I live in Bridger Canyon and commute through theproposed location of Canyongate. I oppose additional multi-story development in this area as it is a wildlife corridor andit will obstruct views of the Bridgers and the M. In addition,traffic in this region is already backed up and thus willgreatly contribute to congestion. Please don’t change thecharacter of this area and the entrance to our beautifulcanyon.

I am against this greedy developer who has bulldozed overand taken away the character of Bozeman, only becauseour city planners and commissioners have allowed it.Bozeman citizens do not want this. This development isremoving the Last Best Place open space entering BridgerCanyon. It will destroy views from the new mixed housingdevelopment in progress adjacent to Story Mill Park, alongwith views for existing neighbors. It will increase traffic andcongestion and interfere with the Mainstreet to Mountainstrail system across the road. This is an inappropriatedevelopment for this space. One more traffic light andtraffic will be backed up to Main Street on a powder ski day.And traffic shortcutting through Story Mill Rd to Wallace willcreate hazards for wildlife and recreationists on this oncenot so long ago unpaved peaceful rural stretch.

A continuation of a neighborhood such as legends wouldbe fine, but commercial and 4 level apartment buildingswould completely ruin the gateway to the canyon. The roadinfrastructure will not support such traffic and it wouldchange the entire feel of the community. I’m not againstdevelopment, but this proposal does not have thecommunity in best interest. While I believe that when it comes to the sprawl vs. densedebate, the lesser of the two evils is higher densityhousing, this project actually is the worst of both worlds.High density housing and retail built by Homebase ishomogenizing Bozeman into a skyline of modern condosthat will soon be easily mistaken for Boulder, Denver, etc. Ifwe are going to build vertically, which it seems we have nochoice in the matter (the Merin being a prime example), letskeep the density dense and focus this type of zoning on theMain Street, 7th, and Huffine corridors. Though that will,and has encroached on the historic North and Southneighborhoods, we need to draw the line somewhere. Highdensity in this project's location should not be considered.

Why are is the city willing to re-zone or even consider re-zoning - follow the money! Does this improve Bozeman? Isthis consistent with the current neighborhood? Does thiscreate traffic concerns? How does paying a fee help createthe open space, views, parks and trails that the communityof Bozeman values and pays a high fee/tax to maintain? For the record, I m against the development proposed byHomeBase Partners. May I ask who this developmentbenefits, other than the developer? This is a highly ruraland residential area, with single family homes abounding inthe area, and the only entrance to the Bridgers.
This development will increase traffic, with no plans forthat, and congest this residential area, as well as make itfeel like an extension of the city, rather than the gateway tothe mountains.
Again, who benefits from this? Why is this being plannedthis way?

The city should think hard about allowing the re-annexation. This development would clearly change thesingle residential area and distract from why people choseto live there in the first place. It has been clearly shown bypast projects that building exclusive high rise housing doesnot help out our community members. The developers are requesting too much density on theacreage with very limited open space. The developmentwill add more traffic congestion on Bridger Drive anddestroy the the view shed. We are very concerned about a lack of infrastructure andplanning that is needed for the proposal’s amount ofcommercial and residential development. We are saddenedto see the beauty of the mouth of bridger canyon be filledwith 3-4 story buildings. We are also extremely concernedabout the increase in traffic the development will bring tothis area as well as to our quiet neighborhood streets. The zoning proposed allows way too much density for aquiet, residential family neighborhood tucked up against themountains. This should be rezoned R1 and R2 to maintainconsistency and it still will need consideration for theamount of increased traffic and homes in regard to traincrossing (specifically lack of under or overpass to accessdowntown and all schools, medical care) and emergencyaccess (fire, ambulance, etc).
In addition, the proposed zoning will entirely destroy thewildlife corridor that currently exists.

Bozeman City Officials,The Canyon Gate Development as proposed willoverburden the infrastructure of a neighborhood originallyimagined as single family lots. There are absolutelyarguments for encouraging higher density as the ofpopulation of Bozeman and the whole valley grows. Buthigh density projects like this should be developed in a waythat their negative impacts on the overall community areminimized, and costs of additional strains in infrastructureare borne by those benefitting from the development, (thedevelopers and the buyers). The impacts on traffic, parking, wildlife, fire and emergencyservices, community open space, would be tremendousand don’t appear to be addressed anywhere nearadequately in this design as proposed.

What is the vision and the "endgame" for the ongoingmassive development in the Gallatin Valley? It seems fromthe compliant city government the juggernaut ofunregulated development has no end-- and developers withtheir laughable paltry "impact fees" and huge profits bearno burden for the destruction they create. The result is andwill be no wildlife, no valley green, no small farms, no viewsor few protected spaces of spectacular mountains anddistant vistas, no rivers and only cars, noise and NOWATER.
This particular developer has proven their unethical greedybusiness plan over and over from the battle over theeyesore of out of scale Black/Olive across from the historicBlackmore to the generic ugliness of their other contractor-designed buildings seen on every freeway exit that nowdisfigure the "historic" downtown-- where they violated thedesign standards of the planning dept and communityboard and never paid a price, yet were allowed to continueto the various luxury condos structures now "walling off" thenorth side neighborhoods from downtown-
Now the city, with the developers in mind always-- seemsto want to destroy Bridger Canyon environs with moreunaffordable housing--the real estate sell- off to HomeBaseand other developers of our beautiful valley, is the new"Anaconda Copper Company" resource extraction frenzywhich will leave a social and environmental disaster neverto be repaired. There should be NO ANNEXATION of thisland to benefit the few--but any building should beregulated and in keeping with neighborhood character andscale without luxury housing for the wealthy at the expenseof the community of working and middle class residentsand all species who share the land.

My concern is that with Canyon Gate, Bridger Views, andthe development by the feed lot the streets will not be ableto handle that much traffic. With only Bridger CanyonDrive/Rouse, Story Mill/Wallace, and Griffin (which is underconstruction for years) and all three affected by the train,this side of town cannot sustain this level of development.

Looks like an Entitlements Play to me. Lock in the up zoneand flip the property to another developer. There is noreason to create another high end, speculative multi-familycommercial development in that area. They are asking fortoo many changes to existing zoning and are not willing tocontribute to the community in regards to affordablehousing, open space and neighborhood continuity. No waythis should be approved as submitted.
