Box 1230 Bozeman, MT 59771-1230 Bridger Vale Subdivision Notice of Planned Unit Development Restrictions Page 1 of 2 NOTICE OF PLANNED UNIT DEVELOPMENT RESTRICTIONS BRIDGER VALE SUBDIVISION NOTICE IS HEREBY GIVEN to all potential purchasers of all lots within the Bridger Vale Subdivision, City of Bozeman, Gallatin County, Montana, that the final plat of the subdivision was approved by the Bozeman City Commission concurrent with a planned unit development. The lots within the Bridger Vale Subdivision are subject to specific design standards, unique building setbacks from property lines, and restrictions on use. These standards may be found in the Bridger Vale Planned Unit Development applications 17232 and 20294 on file with the City of Bozeman Department of Community Development. THEREFORE, lot owners are advised that these are a result of the planned unit development relaxation and are specific to the Bridger Vale Subdivision and the customized standards are in place of the general development standards of the City of Bozeman Zoning. If a revised development standard is not specifically established in the Bridger Vale approval documents the general standards of the City apply. The City’s general standards may be revised over time. Modification of the special standards would require an amendment to the Bridger Vale Planned Unit Development. Modifications are strongly discouraged. It is the obligation of the lot owner to be fully informed as to these standards before beginning any home or site design process. Approval by the design review entity established in the covenants of the development does not bind the City of Bozeman to approve a construction plan. DATED this ____ day of _______________, 2020.
