HomeMy WebLinkAboutTCF Project Narrative_05-27-21 Town & Country Foods CITY OF BOZEMAN – PROJECT NARRATIVE May 27, 2021 City of Bozeman Attn: Planning Department 20 East Olive Street Bozeman MT 59715 The proposed project consists of a building planned for a grocery store, and one building pad planned for other commercial use (specific tenants to be determined). Town and Country Foods is the entity pursuing this proposed project. The grocery building will consist of a 33,843 square foot footprint, and a partial second level of 4,535 square feet, for a total of 38,378 sf. The first floor will contain the typical grocery store functions, and the second level will house a seating area and offices. The proposed Lot 2 future pad site is 16,040 sf with a possible second story, for a total of 32,080 sf maximum. There are no specific tenants planned for the pad sites, but the intended use is an office or other business function. The zoning designation of this site is B‐2, and the Block Frontages are Mixed. There is existing storm detention lots on the east and west side of the block. The parking requirements for Town & Country Foods is 129 parking spaces. The parking requirements for the future pad sites is 40 parking spaces. We are proposing a total of 199 parking spaces for this development with a minimum allowable of 169 spaces and a maximum allowable of 212 spaces. A master signage plan shall be submitted at a later date for the future building sites. The Town & Country Building signage plan shall be submitted at a later date. The signage calculation for the Town & Country building are as follows: Building Frontage Fallon: 146 feet of lineal frontage Field Street: 151.5 feet of lineal frontage Zone B2 Signage Calculations Fallon lineal frontage 146 feet Less first 25 feet x 3 = 75 square feet 121 feet x 1.5 = 181.5 square feet 256.5 square feet Field Street lineal frontage 151.5 feet Less first 25 feet x 3 = 75 square feet 126.5 feet x 1.5 = 189.75 square feet 264.75 square feet 521.25 total square feet available We propose one departure for the Town & country Foods development plan. 1. Departure – Sec. 38.530.070 a. Blank wall / loading zone landscape screening will be on the opposite side of the service drive from the blank wall. The location of landscaping will help with the longevity and minimizes damage from deliveries, ensuring proper screening for the life of the building.
