Dear Bozeman City Commissioners:
I’m writing to request that the Commission deny the zone map amendment requested by Mountains
Walking to change the zoning of their properties from the current M-1 and R-2 to an island of B-2M.
Northeast Bozeman is funky, eclectic and changing rapidly as people discover how unique it is in terms of
development potential and amenities. I believe Mountains Walking has become a valuable asset to the
neighborhood as a fun gathering place, good restaurant and fine brewery. Additionally, there is no doubt
that employee housing is sorely needed in Bozeman. But this kind of spot zoning makes no sense. The
properties are surrounded to the west and south by R-2 “moderate density” residential. To the west is a
street (Plum Ave) and to the south is a property line, with no other physical separation or zone edge
transition from the proposed B-2M district. This would mean that a building of much greater mass and
scale, with potentially more noise, lights, and traffic as well as much different allowable commercial uses
would be glommed onto a residential neighborhood. Again, I don’t think this kind of spot zoning is
compatible with the neighborhood and I ask that you reject the application.
