Regarding Application 21326
Begonia Trust is the lender of record for the residence at 524 N. Wallace Ave at the corner of
Peach St. and Wallace Ave. In our view, the Wildlands Development at 600 N. Wallace Avedoes not provide enough on-site parking for the size and scope of the development. The
project depends too heavily on the availability of parking along Peach Street. This will causeboth access issues and limited parking options for current residents as well as for new
residents and customers of the Wildlands Development.
Parking along Peach and Wallace streets is already limited. The addition of 13 more
residences and an increase in the amount of commercial space requires a significant amount ofparking on-site. The proposed forty-four stalls are simply not adequate for the size of the
project. The 13 residential units including 3 three-bedroom units will generate a need forparking stalls for 30 cars. The tenants of the commercial spaces and their customers will
require far more than the 14 additional parking spaces that are currently proposed whichincludes on-street parking.
Development and redevelopment of NEHMU (North East Historic Mixed Use) districtrequires adequate on-site parking to succeed for current and new residents alike. We urge you
to limit the amount of on-street parking the Wildlands project will require and find ways toadd more on-site parking to the project.
We also urge you to consider how Wildlands Project Construction will affect residents onPeach and Wallace Streets. Existing driveways on Peach Street including the one for 524 N
Wallace, which is directly opposite the Wildlands project, require access and well-designedtraffic flow. Please consider how to provide residents adequate access and parking on Peach
and Wallace streets both during construction and afterwards.
