From: Alex Marienthal 620 E Peach St. Bozeman MT 59715 Alexmarienthal1@gmail.com There are multiple errors in the parking space calculations shown on The Wildlands Development Project Architectural plans dated 9/14/21. In addition, these plans do not reflect the same number of required parking spaces that is stated on the Project Narrative dated 7/29/21. Due to these errors and inconsistencies, I request the developers correct these calculations, and I request an extension of the public comment period to provide time for public to further review the proposal once corrections are made. The project narrative from 7/29/21 states 70 parking spaces are required, and the developers receive a reduction of 26 spaces for a total of 44 spaces required. This document references sheets G-010 and G-011 for calculations. After extensive searching I found sheets G-010 and G-011 on the architectural plans dated 9/14/21. These plans show a required parking of 56 spaces with a reduction of 24 for a final count of 32 spaces. The first error on the architectural plans dated 9/14/21 is that the stated required 56 spaces is incorrect because the table shows a breakdown of basement-4, level 1-34, level 2-18, level 3- 10 which adds up to 66 (4+34+18+10=66). So, I do not know where the number 56 comes from or the 70 stated on the project narrative. It appears the architect and developer made an error, or purposely fabricated their calculations to fit the number of spaces they want it to show. Either way, this error leads me to believe there might be more errors in the proposed plans, and that The City failed to thoroughly check that the developers have met requirements. Furthermore, in the reduction calculations there is a reduction of 3 spaces for those that are already provided on Wallace. These spaces are then added into the count of total spaces provided which essentially counts these spaces twice. This seems like an error as they need to provide 32 spaces (or some number to be determined from correct calculations) in addition to the 3 on Wallace that were already discounted from in the total required count. As a neighbor directly across Peach St. I am concerned with many aspects of this project. Parking is forefront in my mind. The existing uses already take up all the residential parking on Peach and Wallace leaving no space for residents to park if we leave and return home during business hours. Before the city approves this Certificate of Appropriateness, please require the developers to provide sufficient on-site parking for existing and future uses, and show clear and consistent plans to do this. I am disappointed that The City did not find these errors, and that The City is failing to present clear, easy to interpret information to the public regarding developments in the neighborhoods of full-time tax paying residents. If someone did find and correct these errors there was a failure to present correct information to the public which has caused me to spend countless hours trying to interpret this proposal. I am awake at 4am before going to work, and have spent too many hours trying to find and interpret information for the proposed development across from my front yard. It is an understatement to say the city and developers are causing great grief and discomfort in this community. Please slow down to ensure correct and accurate information is accessible to residents, and please take time to create developments that actually enhance the surroundings and contribute to the full-time residents of the northeast neighborhood.
