Hello, my name is Jane Roberts. I live in the Legends subdivision. <y address is 1450 BoylanRd. Bozeman, MT
I am very disturbed by and worried about the plan that Home Base Partners hope to develop
on the corner of Bridger Drive and Story Mill Rd. This project is adjacent to Legends.
I do not live in a bubble. I grew up in a large city. I know what high density living is like. When I moved to a smaller town, I realized a huge increase to the quality of my life. When I
moved to Bozeman, I chose to live in the more open subdivision of Legends, not in the cityitself.
Bridger drive is the transition corridor from town to the larger parcels and ski slopes. Our
Legends neighborhood is at the beginning of that transition. Our Legends Neighborhood is awelcoming and family based subdivision. Our streets are narrow. Children live, play and
thrive close by those streets. We live in a safe and quiet community. Home Base Partnershas planned a project of at least 600+ doors and tow 5 story commercial/ residential buildings.
That is high density. That would create a huge impact on our neighborhood and quality of life.
I understand the need for progress and growth; that is inevitable. But in our vicinity wealready have the Cannery District, 12 acres of B2M zoning at the corner of Bridger Drive and
Story Mill Rd, and will soon have 3 acres of new residential/mixed use development in theStockyard on Story Mill.
This is a tremendous amount of growth in a short amount of time.To reiterate, our streets are
narrow. The train often crosses those streets morning, noon and night leading to bumper tobumper traffic many times during the day.I have been caught in a traffic jam many times on
the way to drop off students at school. This is Before the new developments.
A new Law and Justice Center will open soon on the far side of those train tracks. Fire andPolice stations and the Hospital are all on the other side of the tracks. Time is of the essence in
any emergency. The new growth in excess of 600 homes will clog traffic greatly. To say theleast. Children need to get to school, adults need to get to work. This will affect the quality of
life for many of our citizens. We chose to live in a friendly town rather than a swiftlyexpanding city.
Home Base Partners project, with the 600+ household occupancy, the necessary parking areas,
and the added commercial district with the needed parking area, will not allow for sufficientopen space for nature, and for children to play and grow adjacent to their homes. Tha is a lot
of concrete and asphalt. We live in Montana.
And Please do not even think about a roundabout at the intersection of Bridger Drive andStory Mill. That would be a disaster.
For me, thoughtful and well planned growth is positive growth. I can get behind that. The
plan that Home Base Partners is proposing is extreme. I feel that this plan puts corporateprofits before families and their neighborhoods.
Thank you for your time and consideration.
