Dear Commission,
As a homeowner in NE Bozeman for over 22 years, I am concerned about the unregulated growth that is
happening in our community. We can't stop development but we can guide it with a vision for safe
communities.
RE: Canyongate proposal
High density will worsen the traffic snarling we already have with the trains blocking the tracks. This
problem must be solved before more density is added north of the tracks.
Life and safety issue: Must have unimpeded emergency access for ambulance, police, and fire into our
neighborhoods.
Congestion issue: Traffic is regularly stopped bumper-to-bumper along Rouse, Oak, Bridger and Griffin
when the trains are stopped.
There is
No need for high-density commercial development in this location
We already have retail shops, restaurants, and services along Bridger and in the Cannery District.
The city has already approved 12 acres of new B2M zoning and 3 acres of new REMU in the new Stockyard
development on Story Mill. Any more is overkill.
With a parcel of land this large, there is Inadequate open space.
HomeBase is proposing only two acres of trail/open space, which they show tying into the 37 acres of trails
and open space that the neighboring HOA’s own and pay to maintain – as though we neighbors should
provide the recreation for his development at our expense.
I Oppose any application to pay cash in lieu of the required open space/park requirements. This is an active
wildlife corridor linking habitat in the Story Hills and Bridger foothills with water in Bridger Creek and Rocky
Creek. This unique attribute of this particular location should be honored with appropriate swaths of open
space and park on this 24-acre parcel, just as all the other area neighborhoods have provided.
Our community needs more family-friendly housing for locals – not more vacant commercial space and not
more luxury condos for part-time out-of-state visitors
High-density luxury apartments and condos exacerbate our housing problem – it creates “lock and leave it”
part-time vacation housing for out-of-staters, while dramatically increasing housing costs and pushing
Bozeman locals out of the city into the county (or beyond). This kind of density exacerbates the problems
and sprawl the City says it wants to stop.
Please reconsider this application, as a voting and property tax-paying member of this community, I want
my voice heard loud and clear.
