Dear Mr. Knapper,<We am writing to you as concerned Bozeman residents to express our opposition to the proposed zoning of theCanyon Gate development (Project No 21337). The current proposal at the corner of Story Mill Road and Bridger Drive is not in the best interests of any of thenearby residents nor does it compliment the current character of the area’s single family homes. We strongly urge the City to maintain the original city zoning and planning to the natural beauty of the establishedcommunity. The appropriate zoning should align with the current development patterns for the area. These wouldbe R-1, R-2, and R-3. Small scale mixed use should be compatible with existing developments nearby and limitedto B-2 (not B-2M) along Story Mill. The character of these surrounding neighborhoods are important to the extent in which people have chosen to live here.The reasons for our opposition include, but are not limited to the wildland-urban interface, wildlife habitatcorridor, loss of dark night skies, historic mountain views (The M view will become hidden from sight) and traffic& safety concerns of the residents. Today, the communities of Legends I & II, Creekwood, Headlands, Hillside Lane and others have abundantwildlife that use the quiet and safe communities as a corridor to nearby wildlands and open spaces. High densitydevelopment will put the wildland-urban interface at risk, further pushing habitat out of their homes and thesurrounding areas.The proposed roadways and traffic flows are in direct conflict with the safety of so many young children and activeresidents in the neighborhood. The newly installed bike/walk path to the M is consistently in high use. Theproposed plan appears to ignore the original roadway plan of the subdivision, re-routing roads directly to Story Mill,which will result in tremendous traffic and safety impacts, especially if you consider the ever-increasing traffic toand from Bridger Bowl. This was very evident with the Bridger Canyon foothills fire last year. Access foremergency first responders and equipment would be compromised affecting possible lives and homes. Thesedistinct increases in motor traffic and train delays in just the last few years that should be addressed by cityplanners. This proposal begs the question of proper infrastructure for the health and safety of Bozeman residents andcommunity members. We hope that you will consider our concerns and know that they are representative of anoverwhelming majority of the immediate subdivisions as well as the surrounding communities. We ask that zoningbe limited to R-1, R-2, R-3 and continue to maintain the landscapes and zoning that have been previouslyestablished. Chris and Susan MillerHillside Lane Sent from my iPad
