Dear City of Bozeman, I’ve attached an document relating to our opinion regarding HomeBase Partners’ CanyonGate planned development. Our hope is that it can be included in the Zoning Commission meeting on 11/22/2021. Thank you Karen Shyne 3105 Augusta Drive <<...>> November 17, 2021 To: HomeBase Partners Re: Planned development called CanyonGate at the NE Corner of Bridger Dr. and Story MiII Rd with 5-story hotels. 60' high apartment buildings, 40,000 sq. ft. retail stores and other dense urban development. Dear HomeBase Partners, It is of our strong opinion that the plans you have for development of the NE Corner of Bridger Dr. and Story MiII Rd with buildings similar to your other projects in downtown Bozeman would cause undue burdens and hardships in a variety of ways including: • The high density will worsen the traffic snarling we already have with the trains blocking the tracks. This problem must be solved before more density is added north of the tracks. o Life and safety issue: Must have unimpeded emergency access for ambulance, police. and fire into our neighborhoods. o Reduced visibility for driving out onto Bridger Drive from Story Mill o Congestion issue: Traffic is regularly stopped bumper to bumper along Rouse, Oak, Bridger and Griffin when the trains are stopped which happens quite often throughout the day. o Retail shops, restaurants and services already exist along Bridger and in the cannery District with no additional need for more. • The City has already approved 12 acres of new B2M zoning and 3 acres of new REMU in the new Stockyard development on Story Mill. This development would be overkill. • Our community needs more family friendly housing for locals – not more vacant commercial space and luxury condos for part-time out-of-state visitors. • High density luxury apartments and condos exacerbate our housing problem. It creates "lock and leave it” part time vacation housing for out-of-staters, while dramatically increasing housing costs and pushing Bozeman locals out of the city into the county (or beyond). This kind of density worsens the problems and sprawl that the City says it wants to stop. • HomeBase already has another three luxury projects underway downtown: Block 4, North Central and One11 Lofts 2.0 which brings a total of their projects to 9.
