RE: Canyon Gate Annexation and Zone Map Amendment Application: 21337 Members of the Zoning Commission, Thank you for your work and thoughtful consideration of how zoning impacts our communityand existing neighborhoods. As a resident in Northeast Bozeman for the last 9 years, I have seen the traffic situation on L street, Rouse, and Griffin deteriorate significantly over the last couple of years. This is due inpart to population growth, and increased railroad traffic. I agree that the parcel should be annexed into the City and developed – but not at the extreme urban density requested and B2-M commercial. The Stockyards has already been zoned B2-Mand there is already access to restaurants, coffee shops and live-work developments with walking and biking distance. The proposal also relies on residential streets for access to theproposed commercial development. This is a life and safety issue: Must have unimpeded emergency access for ambulance, police, and fire into our neighborhoods. Traffic is regularly stopped bumper-to-bumper along Rouse,Oak, Bridger, and Griffin when the trains are stopped. High-density residential will worsen the traffic situation we already have with the trains blocking the tracks. This problem must besolved before more density is added north of the tracks. Montana Rail Link’s VP of Communication recently shared with community members that the frequency and length of trains is forecasted to increase. The combination of these two adds upto 40-60% increase in the time that the crossings in Bozeman will be obstructed by trains. Infrastructure improvements specifically access over the railroad need to be made prior to allowing a development that would substantially increase the number of residents and add newcommercial attractants to the area. This petition launched one week ago, regarding the train crossing shows the growing concern and as of my writing of this letter, there are 264 signatures.
