Approving a high density development in an area without proper infrastructureincluding reasonable access to full emergency medical support is alarming and reckless.Montana Rail Link estimates 30-50% increase in train traffic throughBozeman in next 5-10 years with longer trains . Seemingly, the Canyon Gate Plan is based on a transportation study from 2017. If this is the most recent study we have, there is desperate need to reassess.Things have changed drastically in Bozeman since 2017 and the data in that study is severly out of date. As Bozeman has significantly grown in populationover the past four years so has the need to explore a current transportation study for the areas of Bridger Drive, Story Mill, Rouse and Griffin streets. I support annexing this property for park space due to daily wildlife use and some R3 residential but anything more is overkill. Please look to theneighboring Legends development as an example of proper zoning to allow reasonable traffic flow, safety, open space and area resident quality of life. Canyon Gate in its current proposal as mainly luxury condos would do little tohelp the growing issue of creating affordable housing to help support struggling area businesses in their need to hire workers who can afford to live here Please vote against Home Base Partners’s development plan for Canyon Gate.
