Dear Mr. Knapper,
I am writing to oppose the annexation and zone map amendment application of Canyon Gate #21337. I am aresident of Legends II Subdivision. I am an adjoining contiguous owner of the open space with our HOA that runsfrom my backyard to the east boundary of the property to be annexed and zoned. Therefore, I am directly impactedby the decision and proposed development of this property.
I chose this neighborhood to retire in for its quietness, solitude, and access to nature via open space and the trailalong Bridger Creek. A high-density six story development would destroy my neighborhood and the its values that Icherish. Had I known that I would be living next to high rise apartments with dense population, I likely never wouldhave built my retirement home in this neighborhood. Our community needs affordable family housing — not luxurycondos and hotels.
I am 82 years old and have lived in Bozeman since 1983. While I am in good health now, this may not always bethe case. I chose this neighborhood due to its close proximity to the hospital and other medical facilities. At my agethis is more than just a convenience - it is a necessity. This necessity is in jeopardy and developments like CanyonGate make it worse. Due to recent development and an increase in train traffic (both in frequency and length oftrains), access across the tracks to the hospital is often blocked by trains at the three grade crossings at Story MillRoad, Rouse Avenue, and Griffin Drive. When the train blocks the crossing for over 20 minutes, traffic is backedup all the way from the crossing on Rouse to the Panda gas station and beyond. It can take another 20 minutes for itto clear and for me to cross the tracks. Emergency response and rapid medical attention is no longer guaranteed forme given the blocked access to my neighborhood.
Traffic is already bad. Until the City of Bozeman resolves the issue with blocked grade crossings, I do not believethere should be any new development this side of the train tracks and especially not high density development. It istoo great of a risk to have our emergency responders and our elderly community in need of medical services to beblocked by trains and cars from high density developments. Therefore, I oppose the high density Canyon Gateapplication. Thank you.
