Dear Members of the Zoning Commission:
I have lived in the Bozeman community part time since 1968, and full time as a permanent
resident since 2006. Although I do not live adjacent to the proposed Canyon Gate Property, Ifrequently am in this area since I have family and friends who live there, plus I often am in the
area using Bridger Creek golf course in the summer and winter, and driving to DrinkingHorse, the M, and Bridger Bowl.
Presently it is obvious to me that this area has a serious problem with the infrastructure thatallows access to critical services. The train holdups enough are so terrible that I often use the
McElhaney access to Bridger Creek (with its rutted narrow dirt road) to prevent the longbackups and delays caused by the trains.
The idea that you can add a high density development on top of the use that is already presentis laughable. It appears that the developers are looking at OLD data from studies done back in
2017 regarding transportation. Any fool knows that Bozeman has undergone a breathtakingtransformation over these last nearly five years.
This is another example of money hungry profit driven greed over what is best for thecommunity at large. So Home Base Partners says they are striving to bring in more
restaurants, shops and services? Really? The nearby Cannery district has already expandedand now provides MANY new such services. Who exactly is saying we need more on top of
what we already have? And by the way, just where will all of these new businesses findemployees to work there? And where will these employees live? Everyone knows the
situation we currently have with jobs going begging and no affordable housing available forworkers.
So is this development going to provide affordable housing? FAR FROM IT! In fact, itappears directed to the second and third home purchasers, VRBOs, etc. This proposed
development does NOTHING to enhance the existing community. Rather it is like a bigcancerous tumor that is dropped on top of the area.
Let's look at the existing wildlife corridors in this area. I spend a lot of time on the trails andaround the golf course in this area. The residents already know that this is a CRITICAL
wildlife habitat and corridor area for deer, turkey, moose, even bear. However, thisdevelopment is going to take up 24 acres of high density development of that habitat and
provide a measly 2 acres for "park area."
Again, this development is just another money grubbing profit over community debacle.
What do we want Bozeman to become? Why TRASH this extremely beloved area ofBozeman with a hideous high density commercial and real estate development THAT IS NOT
WANTED! Please stop catering to every profiteer who simply wants to make a buck at theexpense of so many others.
I am NOT OPPOSED to annexation. Go ahead and annex this property for some R3residential and for park space. This is what the vast majority of citizens would prefer. Please
vote AGAINST Home Base partners Canyon Gate plan of development.
