Dear Zoning Commission, I live at 1075 Boylan Road, in Bozeman, near HomeBase Partners' property for which they areseeking annexation and very high density zoning approval. I am in favor of development and annexation of this property into the City. However, I am not in favor of the high density that is currently being proposed as it is too dense, potentially tootall, and out of step with the existing surrounding development, including residential neighborhoods. We are desperately in need of additional housing units within and near our City, but thisproperty is not appropriate for the level of development that may be allowed under the requested zoning change. My opposition is primarily to: building height that may be allowed. I prefer a maximum of 2-3 stories, with mixed heights to blend into thesite/landscape and adjacent, existing developments; increased traffic in a corner of the city with limited throughway roads. Bridger Canyon is already difficult to cross or access at typical commuter times, and is often darn near impossible with skier traffic in the winter. A decision on theappropriate density of this property should take into account existing and future traffic and road access. Frequent blockage of all access to/from this part of town by train traffic also needs to be considered. There are essentially only 3 roads to get you out of thecanyon - Story Mill to Wallace via L Street (which dumps you onto Wallace Ave, now a narrow residential and highly congested street), Rouse Avenue or GriffinDrive, or heading north along McIllhattan all the way to Sypes Canyon...; extensive commercial or retail development on this property. I am not opposed to all commercial or retail development but feel strongly that a variety of housing units are more urgently needed and I would like to seecommercial or retail on this property significantly scaled down and located nearest to the corner of Story Mill and Bridger Canyon Roads.
