I do not believe the city should approve the Canyon Gate Development on Bridger Dr. and Story Mill Rd. I am a full time resident, young adult, native montana, who lives on Story MillRd. just north of the proposed development. Reasons why I do not approve of this development:It is not an affordable housing development. We need affordable housing.The last thing Bozeman needs is another luxury development for out-of- staters.This part of town is a wildlife corridor and we already have issues with people leaving trash out and bears getting into it. This will get bears killed. I have also personally witnessed 3 deerget hit by cars on Story Mill Rd. right outside my house. I have had moose and elk in my yard as well, this is a very wild part of town and the city needs to respect that.The intersection of Bridger Dr. and Story Mill Rd. is unsafe and needs a roundabout and stop signs so Pedestrians can cross. I have biked across this intersection daily for work, I know it'sterrible. The city strategic plan identifies this intersection and the part of Story Mill Rd. just north of it as unsafe. A huge development would only add to this issue.Congestion on Bridger Dr. and Rouse is already bad because of stopped trains, this would make that problem worse.The city has already approved a similar large development where the old Stockyard Calfe was just down the road from the proposed Canyon Gate development. We don't need another one.We have plenty of shopping already over by Ghost Town Coffee and in the Cannery District. The public notice for this development was poor. The signs were placed on the busyintersection where no one is going to pull over and read them. They were also placed below drivers line of sight and with such small print no one could possibly make out anything whendriving by. If the city really wanted to notify the public signs would have been placed on trails or sidewalks where people would be able to read them. See attached photos for proof. This developer has a reputation of being a bully and pushing through projects that benefithimself at the expense of communities. This development was designed for profit, notpeople.
