Commisioners, I am writing this note to request that you turn down the rezoning request be HomeBase Partners for the 24 acres atBridger Drive and Story Mill Road. While, having the City of Bozeman annex this property is a good option, rezoning for Community CommercialMixed Use is not. This is a strongly residential community and the need for additional high-density commercialspace is not warranted. In addition, the area including the Bozeman Stockyards has just recently been approved onStory Mill, just south of Bridger Drive. Access to Bridger Drive can be very difficult during certain times of theday.The City of Bozeman currently has an excess of developed but unoccupied commercial space. An additional issue revolves around traffic. The volume of traffic on Bridger Drive has increased exponentially inthe past four years. It can be very difficult to access Bridger Drive during certain times of the day. The increase intraffic through the Bozeman Stockyard development and the housing on the east end of Story Mill Park will increasetraffic beyond appropriate levels. There has been an increase in noise pollution caused by the marked increase intraffic on Bridger Drive over the past four years. Traffic is not acceptable either. People want to move to Bozemanbecause it is a quiet mountain town but then increase the noise levels to destroy the initial calling. An additionalissue around the traffic problem is the train traffic that cuts off access to Bozeman on Rouse, Griffin and Story MillRoad all at the same time. Without an access point this puts both fire services and medical services at risk andwould seem to be a liability problem for Bozeman. More high-density residential and commercial property is notwarranted. The Commission’s desire to achieve "fair priced" housing is at odds with this development as well. We currentlyhave a median housing price in excess of $700,000. What do you think will happen to housing prices if constructionof these high end luxury condominiums occurs? This type of development further drives a wedge between middleand low income buyers and luxury pat time use condos. Please, not in our town! Finally, the issue of wildlife is already a problem here. We are infringing on the wildlife and last summers Bridgerfire didn’t help. We have had moose, bear, turkeys deer, mountain lion, and beavers in our subdivision. Furtherremoval of open space will only serve to increase confrontations which could lead to hazardous outcomes.
