Greetings Lindsey. No screening along the alley utilities is fine. Do you have details of the screening along Villard?

Susana,
Thank you for your responses Susana. I am following up to see if engineering has had a chance to respond to item 5
about the street lights and I have one additional clarification regarding screening.
Can you clarify where the code requires us to have screening on Block 4? The code states “service elements accessible
from an alley are exempt from screening requirements” per section 38.520.070.B.3.
In our initial submission we showed screens in front of the meters on the alley. However through coordination with Northwestern Energy and their utility easement preventing any permanently mounted fixtures, screens will not meet
their requirements for access.

We will the screen the equipment along Villard but not provide any screens along the alley.
See attached for exhibit and let us know if this will satisfy the requirement of 38.520.070.

Greetings Lindsey. Regarding you inquiries below:
1. We will need to see a close‐to‐final draft of the parking joint‐use agreement with the AC Hotel owners and
verification that the two properties are within 1,000 linear feet walking distance.
2. Show the location(s) of the bike racks in the ROW and label the distance from entries. 3. Glazing of garage doors contribute to transparencies provided the glazing is at “human scale”.
4. We will comment on landscaping details in the next round of reviews.
5. Engineering will respond to this inquiry for Public Works.

Thanks Ross. We have a couple clarification questions we are hoping you can answer for us before we resubmit:
1. 38.540.060 Joint‐Use Parking
a. We are working on the joint‐use agreement for the excess vehicular and bicycle parking. Does this need to be completed when we submit our corrections or just before building permit?
2. 38.540.050.A.4 Bicycle Parking
a. According to 38.540.050.A.5.c.3 the bicycle parking may be provided within the building as long as the
location is easily accessible. Our internal bike rooms exceed the 10% required spaces, are within 50 feet
of building entrance, and are easily accessible. In addition to the required bike racks we are providing
inside the building, we are also providing bike racks in the ROW that are within 50’ of the entries. Is this
sufficient ILO locating bike racks at the building entrance as the DRC comment mentioned? 3. 38.510.030.M.2 Structured Parking Transparency
a. We can propose a new design which meets the 50% transparency by including transparency on the
garage door itself. This was accepted on previous projects, can you confirm if that will be accepted here
as well?
4. 38.550 Landscaping
a. There were 10 Landscape sheets included in the initial Site Plan submission. b. Please confirm if there are any other comments besides the one comment to provide a landscaping
plan, as there were no other comments in this section.
5. DSSP Lighting
a. Please confirm if the current street lights selected will be allowed if they are privately maintained?
Additionally the comment 2a seems to read that if they are privately maintained we will not need to
have an SILD, please confirm.
Thanks, Lindsey Von Seggern, AIA, LEED Green Associate

Yes, hopefully the mops and bikes and Bar‐B‐Ques won’t be visible through the frosted glass. We use the frosted glass on the first floor (Engineering) offices here.

Hi Susana,
Instead of having some of the railing as clear and some truly opaque, we would propose the entire railing length with a
glass that has a 50% or less visible light transmittance.
Examples would be a frosted glass or dots/frits to block more than 50% vision. Would this satisfy the requirements of 38.520.030.B?

Yes, if it is truly opaque and not just “smoked” or dark glass or “frosted”. Thanks.

Good Morning Susana,
I hope you had a good weekend.
We want to clarify that an opaque glass railing will satisfy the requirements of 38.520.030.B.
Please let me know if you would like any more information on this.
