HomeMy WebLinkAbout22_RCFormAndNarrative_06152021RCREVISION AND CORRECTION SUBMITTAL FORM REVISION AND CORRECTION FORM PROCEDURE This form is for changes or corrections to an existing application. Additional or revised plans or documents will not be accepted unless accompanied by this completed form. Fees are required for third and subsequent revisions. SUBMITTAL REQUIREMENTS 1.A completed RC revision/correction submittal form. It must be the first item in the resubmitted set. 2.Ensure all original and updated plans and documents are included in the file and meet digital naming protocol. Each individual document or plan sheet must have a proper name and date. Ensure that each file name isn’t too long, doesn’t have any spaces (use capital letters to delimit words), and includes the name of the item. Digital version of all materials as a JPEG or PDF. No individual files will be accepted that are larger than 20 MB. Files that are larger must be broken down into smaller files. Ensure the layers are flattened. 3.Revised drawings must be updated with a new current date on each revised sheet. Title sheet table of the contents/plan schedule must be updated with new dates for each sheet modified. Retain the original date on sheets that have not been updated or revised and include them with the submittal. 4.A written narrative that shows an itemized summary of your submittal and description of each change or revision in detail. Changes to plan sheets must include sheet and detail numbers. 5.All changes must be clouded or highlighted on each plan set. 6.Legal documents, studies, letter or other documentation must have a clear date of revision on the front page. 7.Re-submittal of plans must be complete plan sets. No individual sheets will be accepted. CORRECTION: A correction to the plans that is an applicant response to a correction letter written by the City to the applicant. If both types are being submitted, the written narrative must clearly differentiate between changes and corrections. If there are changes to preliminary approved plans or approved plans, please use the modification application process (MOD application). Utility easement increased to 8’-0” through finalizing design with Northwestern Energy. See A.001. 2. Alley ROW increased from 14’-0” to 16’-0”. See C1.2 and A.002. 3. See SPR Clarification Correspondence with Susana Montana on June 9th, 2021 confirming no screening is required along the alley. Block 4 maintained a line of screening along Villard St in order to shield views from Villard. Additionally the project kept a line of screening near column line F to shield any views before the residential and commercial meter centers. See sheet A.002 for the location of the screens at ground level. Reference sheet A.020 detail 8 & 9 for detail on the screens. 4. Additionally the amount of roof screening was reduced by removing it from around all the condensers. The parapet around the building perimeter is taller than the condensers, therefore is sufficient to screen them. Screening was maintained around the taller RTU equipment on the roof. See sheet A.010 for location of screen on the roof. Reference sheet A.020 detail 6 for detail on the roof screen. 5. The gas meter has been relocated to the south building wall per Northwestern Energy request. The plans now incorporate some tall ornamental grasses on the south property line to screen. See L000 and A.002. 6. The basement has been extended to column line D. See A.003. 7. In response to DRC comments on residential shared open space, the residential Bike/Ski Workshops have been consolidated from 2 rooms into 1 room on the south side of the building. The mechanical room on the south of the building shifted west towards the alley. See A.004. 8. On the residential floors (level 3-6) some balconies were removed and replaced with more interior space. Open space calculations were maintained and the balconies that are used for open space are noted on the plans. See sheets A.006-A.009. 9. On the residential floors (level 4-6) the two bolt on balconies hanging over the courtyard were removed. Open space calculations were maintained and the balconies that are used for open space are noted on the plans. See sheets A.006-A.009. 10. The exterior material of the ‘feather’ portion of the building has been changed from GFRC to modified wood cladding. The design intent was always for the ‘feather’ to mimick a wood look, and now the project is true to that intent with a real wood product. See A.018. 11. In response to the new wood ‘feather’ material, the detail around of the windows in the ‘feather’ portion was modified from a thicker & recessed dark metal profile to a dark metal fin protruding from the cladding. See A.012 and A.014. 12. The operable windows in the center curtain wall component on the east elevation has been modified from 5 individual windows per floor to 2 larger operable windows on either side. See A.012. 13. The balcony guardrails have changed from perforated metal panel to glass guardrails across the project. On the west elevation where we are adjacent to R-4 zoning, the guardrails will have frosted glass across the entire lenght of the guardrail. The frosted glass has a visible light transmittance less than 50% to meet the requirements for privacy. See A.013. 14. The corrugated metal that was at the level 1 on the west elevation is now a fiber cement with battens. The battens will provide a better blank wall treatment and provide special architectural detailing adding visual interest at a pedestrian scale. The battens create relief and texture across the facade. See A.013 and A.018. 15. The corrugated metal that was at level on the south elevation is now fiber cement. The blank wall treatment here is satisfied with landscaping. See A.015 and L000. 16. The height of level 6 decreased from 11’-6” to 10’-8” to match the other residential floors. Overall building height decreased from 74’-0” to 73’-2”. See A.012 - A.017. SUMMARY OF NEW CHANGES BLOCK 4
