REVISED NOTICE OF A SITE PLAN APPLICATION
This application is evaluated against the criteria and standards of Section 38.230.100 (Site Plans) of
the Bozeman Municipal Code (BMC) and associated BMC standards. Approval is granted if all of the
above review criteria are met.
The public may comment in writing regarding compliance of this application with the required
criteria. Comments should identify the specific criteria of concern along with facts in support of the
comment. Per 38.250.070.B, BMC, issues not raised during public comment period may not be raised
on appeal. During the notice period the City will continue review for compliance with applicable
regulations.

Project Name: “The Ives” (North Central Block 4) mixed-use development site plan, Application:
21165
Summary: A site plan for a 6-story, mixed-use building with structured parking, 99 dwelling units
and 5,897 square feet (sf) of ground floor retail space, along with associated open space and
landscaping. The Applicant has requested a modification from the 40-feet distance from an
intersection for the proposed W. Villard St. garage entrance per BMC Table 38.400.090-1 and
38.400.090.H; the garage entrance would be 20-feet distant from the alley. A revised traffic and
parking study has been submitted by the Applicant in association with the proposed North Central
Master Plan, an area that includes the proposed Ives development. Hence, the second notice of
public comment period for The Ives project. Comments received from the September to October
Public Comment period have been reviewed by the Director and can be viewed at
