To whom it may concern and members of the zoning commission, I am a resident adjacent to the proposed Canyon Gate Development and would like to offer the following comments as annexation and rezoning is considered for the project. I agree that the parcel should be annexed, but not at the high density level that is being proposed. I would like the zoning and subsequent development to be congruent with theresidential development adjacent in the Legends and commercial development on Bridger Drive/Rouse. Development should be limited to 3 stories or less. Current traffic associated with Rouse, Griffin, and Story Mill, and congestion associated with the railroad should be addressed before permitting additional development north ofthe railroad tracks. Currently a safety issue is posed by lack of access to fire and medical services with increased road blockages due to trains.The proposed development should include open space that dovetails with the open space in the Legends. The current amount of proposed open space should be increased toconform with surrounding developments such as Legends and Story Mill. Existing roads that have been stubbed off for future development should be used insteadof creating new roads. The current proposal proposes a new road coming off of Northview, while declining to use stubbed roads off of Boylan. The current roads werestubbed off in an effort to accommodate future residential development that would be consistent with existing development,they should be utilized.
