Good Morning,
I am writing to comment on the purposed zoning for the Canyon Gate subdivision at the
corner Story Mill and Bridger Canyon Rd. I agree that the annexation into the city isinevitable. However, the urban density requested is not supportable by the current vehicular
linkages due to the trains tacks and the limited possibility of future road development. Theincrease in traffic caused by the high-density zoning would impede emergency access for the
current residents, Bridger Canyon residents, and Bridger Bowl.
The zoning should reflect the current surrounding zoning, and more park space contribution isessential. Bozeman prides itself on its park and trail systems. 2 of the 24 acres purposed for
trail and open space is not a supported ratio based on the current land used in the market area.Cash in lieu of park space is a slap in the face to the surrounding neighborhoods that are
required to privately maintain their park and trail systems that will be used as selling points tothe high-density residential development.
The current surrounding residential zoning is a mix of R-1 and R-3, these zonings are more
acceptable for the area. Park space required should be comparable to the surroundingneighborhoods. Affordable housing lots should also be included due to the lack of
affordable housing in Bozeman.
