Hello, As nearby residents & property owners in the Legends I HOA, we are submitting this petition in opposition to the proposed zoning of the Canyon Gate development (Project #21337). Our community does support annexation and zoning of this property; however, we believe R-1, R-2 and/or R-3 with a section of B-1 along Story Mill Rd and Bridger Drive is more in line with all of the goals outlined out in the 2020 Community Plan. The zoning designations requested of R-3/R-5/B2-M & REMU are not fully congruent with those goals. The reasons we are against this proposal: 1. This is “core” type project in height and scale that’s far from the city core.2. There is no buffer between current R-1 and B-2M proposed of which does not exist anywhereelse in Bozeman.3. Increased traffic will route through the Legends neighborhood, presenting safety risks tocurrent residences and reducing the walkability of the area.4. The project does not blend into the current neighborhood and does not “fit” in this area of R-1 and R-3 residences.5. This is not the type of development we want in the gateway to Bridger Canyon area and notrepresentative of Bozeman’s goals to retain the character of the city.6. There are no near-term expansion plans for the roads around this site and traffic is already anissue on Bridger Road.7. Train traffic causes multiple closures with no reasonable way to get around the crossings. This limits access by emergency services, slows response time, and causes additional trafficcongestion. 8. There are already multiple existing and planned business districts in near proximity of this site.There is no need for additional retail/commercial space. 9. Bozeman desperately needs more affordable “middle” housing of R-2 and R-3. This is theperfect site to zone in a way that encourages that use. The community would like on this site: 1. A diverse residential community that is lower in height.2. A buffer area between the low-density existing community and the proposed development.3. Green space that is congruent with existing park lands and enjoyable by all Bozemanresidents.4. No thru traffic through the existing neighborhoods. We respectfully request you consider the great impacts this zoning decision will have both on the surrounding neighborhoods and overall character of Bozeman. R-1/R-2/R-3 and B-1 zoning furthers the goals of the 2020 Community Plan and still conforms to the Future Land Use Map, while limiting the impact to the surrounding community. This petition has been signed by 25 residents, representing 16 of the 23 households in Legends I.
