Comments for consideration :
I am a homeowner in the general area of the proposed Canyon Gate subdivision and have a
few concerns for consideration of the approval of the application by the Zoning Commision; Iam not opposed to the city annexing this property to the city.
1. I am concerned about the high density that could occur if the zoning as requested is
approved by the Commision. a. It would increase the traffic on Rouse ,particularly the traffic already being backed up
beyond Griffin Drive when 100+ cars on a train passes through the exchange on Rouse. Emergency vehicles as well as commuter traffic is held up an additional 10-20 minutes when a
train is passing through.currently. b. With any high density that is approved, parking issues always become evident too
late.
2. I don't feel it is appropriate to approve any commercial development in such a primaryfamily friendly residential area north/northwest and directly east of the Canyon Gate proposal.
There is no need to expand the current commercial development already impacting the areadirectly west of the proposal.
3. Require that the minimum open space requirements are met.
Thank you for the opportunity to comment.
