To whom it may concern: I am writing to oppose the requested zoning for the annexation of the parcel on the Northeastcorner of Bridger Canyon and Story Mill. Annexing the property is a great move but allowing the proposed density is a mistake. Transition Zones - On the North, East and South edges there needs to be a transition zone ofmore R-1 before stepping up to R-3. The idea of R-5 in that area is laughable. Some areas zoned for business along Story Mill are completely appropriate but it is unfair to everyonenear that area to even consider what the max density for R-5 will allow. Cash in lieu for parks? - Stop allowing developers to push everything to the maximum possible density. Open spaces are important not only in large patches like Story Mill Park butin every development that has the space to do so. The reason places like Legends and Headlands are desirable is not because the houses are any nicer. It's because they made thesacrifices for open space a priority and it shows. Don't fall for the argument that "it won't pencil" for the developer. If it doesn't pencil then maybe they shouldn't purchase un-zonedproperty with big plans. Lastly please follow your best judgement and not the desires of the latest developers to help shape our city. The houses along the south edge of this parcel have been there long before Ihave and I'm guessing the same goes for 80 percent of this community. I'm all for development but within reason.
