Dear Zoning Board Members,
I own a home at 2512 Valhalla Court in Bozeman and would like to express my objections to
the proposed rezoning of the 24 acres located at Bridger Drive and Story Mill Road.
1. The northeast Bozeman area is currently cut off from fire, emergency and police
access whenever a train is parked on the tracks, blocking Rouse, Griffin and L Streets.No additional development of this area should be allowed until this problem is
resolved.
2. I was informed that the proposed development does not include any plans foraffordable housing. Until the contractors get over their greed, all plans for high end
residential developments should be blocked.
3. High density commercial operations would destroy the atmosphere of our residentialneighborhood. We don't need them. We don't want them. Put them somewhere else.
High density commercial operations would have a substantial negative impact on ourlocal wildlife. We can handle the deer and the bears but I doubt that local businesses
would be too happy with that. We'll keep the deer and the bears.
4. High density residential housing would also have a huge negative impact on our localwildlife and ecosystem. The developer's plan includes hardly any open space and it's
clear that they intend to sponge off the trails and outdoor space that is paid for by theexisting homeowners. Plus, it would substantially increase traffic which is already
getting snarled. A condo complex would not enhance our neighborhood communitywith the only gain going into the pockets of the developer. Please do not allow this!
Whatever happens with this zoning, please do not allow the developer to pay cash in lieu ofpark space. After looking at the developer's plans, they are clearly trying to squeeze every bit
of profit they can out of the property with absolutely no concern for the local community orecosystem.
If HomeBase wants to build in northeast Bozeman, they need to be more considerate of the
local neighborhood and the wildlife. However, until the safety issue with the train tracks isresolved, no additional development should be allowed in our area.
