Do not click links or open attachments unless you recognize the sender and know the content is safe. Dear Bozeman Zoning Commission Members: My name is Ellen Guettler. I live at 1521 Bridger Drive. I am writing to voice my concerns about the R3 and R5 zoning designations being requested by the Home Base Partners for the proposed Canyon Gate development. Although Ido agree that the land should be annexed and developed, I feel the zoning commission must make an informed and educated decision based on facts reported by the neighbors who live in this area of town. For the past three years between the weekend hours of 8:00 AM and 9:45 AM and again starting at 3:15pm, it can take me 15 excruciating minutes to get in or out of my driveway during ski season. It is bumper to bumper on snowdays and weekends, and I have started parking around the corner on weekends so that I can avoid the stress of exiting my house in this congestive ski traffic. Now with the new HRDC housing development on the corner, we can assume there will be an additional 100 cars navigating Bridger rive dailysoon as well. For the past 8 years, if I am unlucky to hit the Simpkins-Hallin delivery train times, I have had to wait 45 minutes for the wood delivery train to unload. This artery of town is already maxed with traffic due to trains and single lane routes. Please issue permits that minimize the traffic and developmentthat has overrun other parts of the city. Our community does not want Olive in Black type developments in our edge of town, quiet neighborhoods. Leave that type of development for Bozeman South West where more of the amenities are centrally located. Needless to say, the unique beauty of the canyon and natural open space pathways for our local wildlife and creeks will be detrimentally impacted by dense zoning. Please advocate for local Bozemans and reject the lure to appeal solely to additional latch key investors in this quaint, north Bozeman neighborhood. Please vote like this was being proposed in YOUR backyard and step back to acknowledge that the city needs to address traffic and train issues before approving any more large scale developments around Bridger Drive.
