Dear Zoning Commission Members: I am writing as a Bridger Creek Phase 1 resident on Par Ct. i have many concerns about the proposed Canyon GateProperty. Bozeman approved 12 acres of B2M and 3 acres of REMU in the new Story Mill development. Before any newdevelopment, there is an existing public safety concern with the train tracks and at times inaccessibility to our firestation and hospital. Adding additional high density development is going to exacerbate this problem. The infrastructure of Bridger Drive and Story Mill Road is not adequate to support this high density development.The Canyon Gate Plan is using a transportation study from 2017. If this is the most recent study we have, there isdesperate need to reassess. Things have changed drastically in Bozeman since 2017. Home Base Partners discusses the desire for a neighborhood with nearby jobs, restaurants, shops, and services.Where are the service industry employees for this neighborhood’s convenient shops and restaurants supposed tolive? We are struggling in Bozeman to find service industry employees to work in our retail shops and restaurants.We have the Cannery district and other commercial stores and services along Bridger Drive. We don’t need a highdensity 2nd and 3rd vacation home area at the mouth of our beloved Bridger Canyon. At what point do we sayBozeman has seen enough growth? I support annexing this property for park space and some R3 residential butanything more is overkill. This area is an active wildlife corridor. The plans show complete blockage from Bridger Foothills and Bridger creekto Story Hills. There should be open corridors for the Turkey, deer, moose, bear, and more that we see so often inour surrounding park lands of Bridger Creek and neighboring HOAs. This proposal has 2 acres out of 24 mostlyalong busy roadways set aside as park land. This is extremely inadequate with the high density development plans.This developer is taking advantage of the existing neighborhoods rather than enhancing them in any way. Please vote against Home Base Partners’s development plan for Canyon Gate. This is not the right place for highdensity development. Thank you for your consideration,Alison Bayr Sent from my iPhone
