Do not click links or open attachments unless you recognize the sender and know the content is safe. I am writing to submit my opposition to the Canyon Gate Development Project No: 21337. Iam disappointed to hear annexation and rezoning for the 20 acres is even underconsideration. First, it would be negligent to allow higher density four story apartments and commercialbuildings without first addressing the traffic problems and insufficient infrastructure for whenthere are emergencies. Bridger Canyon road is heavily used with folks traveling to the M andDrinking Horse trails. The traffic issues are compounded during the winter with skiers goingto and from Bridger Bowl. Making traffic issues worse are the many trains that block accessout of this corner of Bozeman. Many times I have to turn around because a train has juststopped to unload material at Kenyon Knoble. Usually they block the two main thoroughfares on Spring Hill Road and Rouse. This is merely not an inconvenience but a major safetyconcern. During the winter if there is an emergency how do ambulances respond quickly or get the person to the hospital before it's too late? Currently they have to battle the train to getto the residence and then they have to battle Bridger Bowl traffic, train blockages and just normal residential use of the road. Safety and the ability for emergency personnel to offerservice to the residents of these neighborhoods is my main reason for opposition. The second reason I am opposed, the developer is not addressing the affordable housing issues we as a community are trying to remedy. These are family neighborhoods and this is not anaffordable family housing proposal. It's more luxury condos and commercial space for the rich. I wouldn't mind if a development was proposed that was not high-density orcommercial but focused on affordable housing. Unfortunately the developers only concern is making as much profit as possible at the expense of the surrounding neighborhoods and ourcommunity. Third, there is total disregard for the environment. How is open space below the minimum standards acceptable? There is no consideration for open space or for the natural wildlifecorridor that exists between story hills and bridger creek. Cash instead of open space and parks? This sounds like greed and not what is best for our community. If this developer trulycared for our neighborhood and the community they would understand the value of open space. They would not try to bribe the city with cash. I hope our city planners take time to read all of the concerns submitted by the community. Ialso hope they understand we are not against development or making a profit. We only ask that development take into consideration surrounding neighborhoods and promote growth in ahealthy way. This can be done by ensuring the proper infrastructure is in place to handle the additional density proposed, protecting open spaces/wildlife and addressing the affordablehousing crises.
