RE: Gran Cielo Multi-Family Condominiums, Revision & Correction Narrative
This letter is provided to outline the additional information and revisions that have been
completed to address the Planning Required Code Corrections dated August 23, 2021
and Engineering Comments dated July 22, 2021.
Planning Comments:
1. Phasing noted on buildings is for developer tracking and represents anticipated
order of building construction. Shared site work and all building foundations will
be completed with the initial phase of construction. Framing starts will proceed
sequentially to allow for material staging and progression of building trades from
one building to the next.
2. Open Space Calculations provided on Sheet C1.0 have been revised to include
calculations for each building.
3. The bicycle rack detail on Sheet C5.0 have been removed. The bicycle rack
detailed on the landscaping detail will be used for this project.
Engineering Comments:
1. Easements —There are no additional easements required or proposed with this
project.
2. Attached to this submittal is the final cash-in-lieu of water rights determination
provided by Griffin Nielson of the City Engineering Department. The cash-in-lieu
will be provided by the landowner prior to final site plan approval.
3. This project does not propose any pedestrian or street lighting on City of
Bozeman owned property. Right-of-way lighting surrounding this project exists
as a part of the improvements associated with the underlying subdivision. The
DSSP XVII submittals noted apply specifically to lighting on City of Bozeman
property and are not applicable to private lot development.
4. A double gutter (concrete valley gutter) detail has been added to Sheet C5.0.
Attached please find a completed "Revision and Correction Submittal Form" and digital
resubmittal of the site plan applications and supplements.
