Project# 21337.
Dear City Zoning Commission&Planning Department:
Thank you for reviewing this letter discussing the property to be annexed at Story Mill and Bridger Drive;
specifically, the zoning amendment and proposed Canyon Gate Development. We are Legends Townhouse
residents. We have studied the specifics of the zoning options and the development proposal and their impact on the
surrounding property.
Our letter addresses the following categories:
Effects on Local Services&Public Health&Safety:
We would like to point out the variety and abundance of services which already exist in our area within easy
walking distance of the parcel to be annexed.
All of the businesses listed below are located North of Bridger Drive, West of Story Mill and East of the Sinclair
Gas Station. All are within easy walking distance to the parcel on wide, easy to navigate sidewalks on the same side
of Bridger Drive as the parcel to be annexed.
These businesses offer a wide range of services from Coffee to Bikes, Health services, Auto repair, Design&
Architectural services, Restaurant and Floral shop,just to name a few. This is not a complete list.

We suggest there are variety of services existing, near the property on the corner of Story Mill and Bridger
Drive. It is a functioning, well planned business hub that is a mere 5 minute walk and offers ample room for
more businesses to move in. Might this suffice for the business piece of a new developed area leaving this new
city parcel as a residential neighborhood similar to the neighboring R-1 and R-3 neighborhoods? This business
hub located immediately to the West of the parcel to be annexed, provides ample parking with safe entrances
and exits onto Bridger Drive. Utilizing this existing space would help to minimize increased traffic
confrontations. It would help promote a Dark Sky atmosphere.
In closing, we ask that you consider the existing business hub will provide the desired amenities for a residential
neighborhood. The residential neighborhoods would remain safe, healthy and vibrant living spaces.and still
have access to business amenities in close proximity. We strongly request future development not link its road
system with the road system in place servicing the R-1 &R-3 neighborhoods to the North. This would
drastically hinder safety within the existing neighborhoods. We ask that heights of buildings respect the integrity
of neighboring residential zoning(R-1 &R-3)and be limited to two story.
