PROJECT DESIGN
The existing conditions, or Phase 0, is indicated in the plan above. Each design phase, Phases 1-4 are broken down in the
following intent narrative and diagrams to better communicate how the application proposes the phased construction and
execution of the development proposed at North Central leading up to Final Build out and the completion of Phase 4.
The existing structures on the current site, Phase 0, are beyond, or moving beyond their useful life. Demolition of these buildings
will be phased to meet in order to satisfy the development program, and the City of Bozeman standards. The demolition of
these structures is included in the description of each phase on the following pages. The applicant and design team recognize
that all demolition requests will need to be completed in compliance with Sec. 39.340.080-090 Review of demolition or
movement of historic structures or Sec. 38.340.100 Demolition or movement of a non-historic structure or site in the NCOD -
depending on the historic status of each structure. Additionally, the applicant will comply with all Certificate of Appropriateness
(COA) Application standards as required by the City of Bozeman to formally request the demolition of each existing structure to
communicate subsequent development intent, prior to the phased plan for new construction.

PROJECT DESIGN
It is anticipated the entire master plan build-
out may take 5-7 years, depending on market
conditions, and will take place in phases. Based
on current projections, we expect the master
plan to unfold in the following phasing order.
This phasing plan is conceptual and phases could
be combined or re-ordered. The only major
phasing constraints are the need to replace/
expand existing parking in the initial phase,
and the desire to maintain the existing Tower
Building for some time. All other sequences
could be re-ordered. All phases would include
the construction of the associated infrastructure
and open space necessary for the operation and
code conformance of each building. The initial
phases would also include integration with the
existing site uses.
