PROVISION COMPLIANCE
Permitted Uses All uses proposed in the attached master site plan and programming spreadsheet
are in compliance with the authorized uses as described in table 38.310.040.A
Maximum Lot Coverage According to table 38.320.050, B-3 zoning allows 100% lot coverage, while ac-
commodating a 5ft setback at all side or rear setbacks adjacent to an alley and
all other setbacks in compliance with the appropriate Block Frontage require-
ments.
Zone Edge Transitions The building proposed on the west side of Willson Ave will be designed in com-
pliance with Sec. 38.320.060.B.2.b to accommodate the B-3 transition to R-4
across the alley.
Overlay District The property proposing the attached development is located withing the Neigh-
borhood Conservation Overlay District.
General Land Use and Standard Require-
ments
Building area will be in compliance with permitted encroachments and setbacks
according to Frontage Requirements.
