I would like to comment on this agenda item tabled for todays Zoning Commission Meeting E.1 Update to Accessory Dwelling Unit (ADU) Standards, Ordinance 2091 to revise thestandards for ground floor ADUs in all applicable zoning districts by requiring that groundfloor ADUs must either have alley access or a pedestrian connection to a sidewalk. Thisamendment will also revise the standards for all ADUs by removing the requirement to provide minimum parking.(Miller) I applaud the City Commissioners ongoing initiatives to study and formulate sensible solutions to Boseman’s housing pressures. ADUs of course are only one part of a comprehensive plan however, I would like to highlight several important benefits: 1. ADUs allow older residents to “downsize” while remaining part of the community. 2. For loved ones that need day-to-day assistance (for example elderly parents), ADU’s provide a means to improve care options and remain close to the family. 3. ADU’s provide more entry-level housing choices with minimal changes to neighborhood density. 4. ADU’s use significantly less energy for heating and cooling than larger spaces. In short - ADUs provide a more dispersed, inclusive, and affordable way of adding homes in Bozeman. The proposed changes to the city ordinance are both practical and consistent with the cities overall objectives for affordable housing and I urge the Commissioners to vote in favor. -- Stuart Strolin 318 N Wallace Ave stuartofmt@gmail.com
