October 25, 2019 Protest of the Following Applications Submitted by Mountains Walking Brewery: 414 and 422 North Plum Avenue Zone Map Amendment application requesting a change to B-2M from R-2 and M-1. Application # 21319 414 North Plum Avenue Growth Plan Amendment application to change Urban Neighborhood to Community Mixed-Use. Application # 21318 Protest by property owner, Jory Ruggiero, 720 East Orange St, Bozeman, MT To Whom It May Concern, I write to request that the above Zoning Map amendments and Growth Plan amendments sought by Mountains Walking Brewery be denied. I have lived on Orange Street, directly across from the current location of Mountains Walking, for more than 10 years. The requested zoning and Growth Plan amendments would radically and improperly impact the long-established residential neighborhood to the north and west of the Mountains Walking beer production facility. Our neighborhood has a quiet, residential character. The folks who have made their homes here did so with the knowledge that residential zoning protects the qualities of the neighborhood. Allowing Mountains Walking to scrape a long-time residence and push aggressive B-2M zoning into an established residential area is inconsistent with the underlying purpose of zoning and the goals of the Growth Plan. Expanding Industrial beer production, with the attendant noise, truck and trailer traffic, forklift traffic and alarms, and car traffic, will undermine the residential qualities of this quite neighborhood. Whatever businesses follow Mountains Walking at a newly rezoned B-2M industrial facility could also have negative impacts. I note that Ken and Kristin VanDeWalle submitted a thoughtful comment letter on October 19, 2021 that addressed numerous, specific concerns regarding the rezoning and expansion requested by Mountains Walking. I endorse that letter and join in requesting that the Zoning Map amendments and Growth Plan amendments sought by Mountains Walking Brewery be denied. Thank you.
