Ms. Montana,
I own a residence at 3100 Wagonwheel Road, adjacent to the north property line of the subject
property. I assume this development is a fait accompli and cannot be denied or drastically downsized
by public comment and therefore I simply and respectfully request that you give consideration to my
concerns regarding the Site Plan Application.
I have obvious concerns about the magnitude and impact of this development, not only as it will
affect the quiet enjoinment of my property, but on the surrounding area as well. I think creating 43
dwelling units and 73 parking spaces on this single parcel, heretofore the site of one private
residence, is vastly inconsistent and incongruous with a neighborhood consisting primarily of single-
family homes on a single parcel of land. For this reason, I cannot give my approval to the Applicant’s
request for exceeding the maximum length of one of the twelve buildings, or any other enlargement
of this development.
It appears from the site plan that commercial size garbage dumpsters are to be located along my
property line and just steps from my outdoor patio and living space. I can only imagine the volume of
garbage and smell of food waste associated with perhaps upwards of a hundred people living right
next door to me. Please relocate these garbage dumpsters to a location on the site less offensive to
existing neighbors.
The Product Information section of the Site Plan indicates 73 parking spaces but I only count 47
available parking spaces depicted on the Site Plan. If 26 more vehicles are anticipated, I am
concerned about overflow parking on neighboring property, Wagonwheel Road and on what little
area appears to be designated as open space.
Wagonwheel Road is abundant with school children due to its proximity to Sacajawea Middle School.
I sincerely believe the increase in traffic of 73 vehicles entering and exiting this site twice daily will
jeopardize the safety of the school children, especially those neighborhood children accustomed to
what has always been a much lesser traveled Wagonwheel Road.
The Site Plan does not appear to include any accommodation for a buffer on its north property line. I
respectfully request that the Site Plan include ample trees, shrubs and other vegetation necessary to
shield the neighboring property from the noise, odor and congestion associated with such a massive
and densely populated development.
I am a dog lover but nevertheless concerned about potentially scores of dogs defecating on the open
space depicted along the north property line of the Site Plan. I think it is reasonable to require the
Site Plan to designate an interior location for dogs to relieve themselves including appropriate
signage requiring the dog owner to clean up their pet’s excrement.
