The proposed change will destroy our currently safe and pleasant neighborhood. Myself and numerous other homeowners in Walton Homestead and Oak Meadows purchased our homes based on the existing zoning and potential development opportunities. Changing the zoning to R-4 will negatively impact our home values, cause major traffic & safety issues and annihilate the "Bozeman feel" that the neighborhood currently has. At last weeks Zoning Commission meeting, applicant Garrett McAllister said in reference to application 21330 "it somewhat meets most" of the criteria to change the zoning. How can such an impactful decision be made based on something that "somewhat meets most"? Before you destroy our investments and lifestyles, shouldn't the application clearly meet all of the criteria? It was also mentioned last week that a traffic study has not been done. How is that not a priority to be completed BEFORE a decision is made? Shouldn't the safety of our community be the number one concern? We are all aware that changing the zoning from R-3 to R-4 will result in as many units as possible being packed into the lot with no consideration taken for the environment or surround neighborhoods. Why else would one of the only details provided is "cash in lieu of green space"? And why request a zoning change if a nice cohesive and complementary development is being planned?
