Re: Application 21330, Zone Map Amendment application to change the zoning from R-3 (Medium
Density Residential District) to R-4 (High Density Residential District)

Township 2 South, Range 5 East, P.M.M., City of Bozeman, Gallatin County, Montana

I’m writing in protest of Application 21330, which requests to re-zone the property directly
across from my home to a higher density zone (R-4). I purchased my home under the assumption that
the aforementioned property would stay zoned R-3, which is the same designation that my house is
zoned as.
Knowing that the property would be developed at a similar density as my neighborhood assured
me that the character of the area would stay continuous, regardless of what is developed there. This
neighborhood is currently more of a community than any neighborhood I’ve ever lived in, with
neighbors always willing to help each other out, and commonly spending time together in the park
when the weather is nice. I know that I, as well as many of my neighbors, would like to preserve the
quiet, close-knit community that we currently live in, which I believe can be done if the property were to
be developed as currently planned (R-3).
Furthermore, the city planners originally designated the property as R-3 because that is what
they believed was the best option for this location. In turn, the roads around it were developed with R-3
density in mind, and it seems that it would be difficult for the surrounding roads to handle the extra
traffic that an R-4 designation would bring. Because there is no direct road to the property from Durston
St or N 7th Avenue, all new traffic will be routed along Juniper St, N 12th Avenue, and N 14th Avenue,
which are currently quiet, residential streets that will be negatively impacted by a drastic increase in
density. Likewise, limited parking space will put pressure on the surrounding streets, leading to
congestion that doesn’t currently exist in the area.
Per the application, a daycare is listed as a potential use for the property. There is no limit to
daycares existing on R-3 property, so it doesn’t make sense that the zoning couldn’t stay R-3 to support
that development.
I hope you’ll consider these points when making your final decision.
