Dear Mr. Knapper, I am writing about the the proposed zoning of the Canyon Gate development (Project No 21337). I get that thisbeautiful moose and black bear habitat will eventually be developed. However, I do not believe that the proposal isin the best interest of the neighborhood or of the larger Bozeman community. As Holloran stated as quoted inSeptember 22, 2021 Bozeman Daily Chronicle article, “we’re focused on what the city’s goals are, what the marketwants.” Is this what the city wants -- More high-end, unaffordable-to-locals condos? Commercial spaces that I as a businessowner cannot even fathom affording the rent on? Faster and more traffic through residential streets where kids ridebikes and scooters in large herds? Density where we often see moose grazing and where bears routinely leave scat inour yards and driveways? More traffic backed up on N Rouse heading into downtown each morning and afternoon— even when no train is present? The request for re-zoning seems transparently to be about maximizing profit -- Not about what the City’s goals are.Not about what will benefit surrounding communities. Not about what will harmonize with the wildlife habitants.Not about the safety of our kids. Please maintain the original intent and natural beauty of the established community, zoning to align with the currentdevelopment patterns for the area which would be R-1, R-2, and R-3. Small scale mixed use should be limited to B-2 (not B-2M) along Story Mill so it is compatible with existing adjacent developments. This would maintain thecharacter of the surrounding areas and the intent in which people have created their homes and chosen to live in thearea specifically for. I hope that the city will listen to the voices of the citizens and of the residents of the surrounding neighborhood, notjust to the jingle of cash-in-lieu opportunities for the city to get a smidgen of the profit these developers are reaping.Citizens don’t have the fancy attorneys and city consultants to help us navigate the lingo and ins and outs of theprocess. It feels like again and again, citizens are ignored while deep pocketed developers are allowed to do whatthey please for profit. This is not the character of Bozeman.
