I'm not opposed to the rezoning per se, but I am opposed to a carte blanche rezoning,
especially of a large area without adequate disclosure of plans and anticipated effects. If theoverall density and timing of traffic resulting from the rezoning would not change, I'm ok with
the rezoning. If the county planners cannot provide estimates of traffic post project then Isuspect that they have not adequately planned the project and I would oppose it without
additional information showing due planning diligence on their part. Traffic flow is anincredibly important part of planning for new development but it usually gets the short end of
the stick. I suspect that traffic on the north end would squirt to 15th on its way to Oak, or snarltraffic at 15th and Juniper for those who desire to take a left turn. Juniper is a quiet street
frequented by families walking their dogs and kids. Dramatically increasing traffic woulddecrease the quality of life for those living along Juniper. Private property values would be
negatively affected and a "takings" might be pursued under the State of Montana PrivateProperty Assessment Act (revised 1/2011)...I grant that this might be a stretch but working my
way through the flowchart from the state AG's office led me to think it might apply.So for now, sign me up for "nay" until more information is available.
