Hello,
My name is Heidi Morrison, I am a resident of the Walton Homestead and am one of the residents that is
considered directly impacted by the proposed re-zoning of the county land between Oak and Durston. While I am
not opposed to development and creation of more areas of community in our town, I am opposed to the re-zoning to
R4 high density. I ask each of you to consider the following:
1) If you lived in this area would you want this?
2) Parking is already an issue in this area, these are PUDs which require a certain number of on street parking per
home, with the parking an issue as is (because in a lot of instances there are 4 and sometimes more people living in
many of the rentals) and the city granting parking exemptions the problem will become worse. Bozeman will always
be a town where cars are necessary. Re-zoning would lead to not just 2x, or more, vehicles in the development
proper, but more vehicles and other on street parking in the existing neighborhoods that already have no room to
spare.
3) There is no access off of Durston, except through existing neighborhood roads. Traffic already backs up at the
light on 15th and we have already seen increased traffic down Matheson Way. Matheson Way is a private street
which is maintained by the Walton HOA, increased traffic means increased wear and tear. If re-zoning could present
a 2x increase rather than 1x, would the city and/or county take responsibility for the maintenance of the streets?
Matheson Way, Mae Street and Roy Street are all private and would all suffer additional impact due to ze-zoning.
4) Traffic on 15th will also increase. As is, the rate of speed at which people drive down 15th is absolutely
unreasonable. There are also terrible accidents occurring rather frequently and more traffic will yield more
accidents.
5) All of the immediate surrounding neighborhoods are medium density, this is an appropriate aesthetic and this
should be acceptable for the county land. As zoned, it would provide for housing that is similar to and would expand
the current community aesthetic, rather than detract and alter.
6) How would safety be addressed? At this point safety seems to be an after thought rather than one of the most
important considerations. This means safety for the current residents, but also for new ones.
Very simply, this would not solve any ongoing issues for this town, it will only lead to things that detract and
negatively impact the existing area. The proposed re-zoning just seems to be a way to say the city is doing
something about housing.
Unfortunately there is no easy solution or answer to the housing issues in Bozeman. The ship sailed quite along time
ago, but changing the zoning in an already established area is not going to help.
I thank you for your time and consideration to this opposition. Again, I am not against developing the land, but re-
zoning is not a good answer.
