Dear Ms. Montana:
I write in support of development Application No. 21096, located at 3120 Wagon Wheel Road.
I have reviewed the application, including the Departure Application, and find the requests by
the Developers reasonable. I reside at 111 Silverwood Drive, approximately ¼ mile from the
proposed development.
There are a number of benefits this project appears to provide. First, as a co-housing project,
this development will offer the kind of residential in-fill needed within the City Limits. Second,
I am hopeful this will be a more affordable option for young families and professionals who
can not otherwise afford to purchase a home in this, a rather affluent, Bozeman
neighborhood. Third, the development emphasizes pedestrian and bike access and smarter
vehicle use via its car share plans. In all, the proposed project is a much smarter idea than a
handful of single family homes that would be priced at a point far out of reach of most young
families and professionals.
The only additional consideration the Department may want to make is better traffic control
at the intersections of Graf Street, Wagon Wheel Road, and S. 3rd Avenue. Currently there is a
3-way stop at this intersection; however, a roundabout may be a better control structure. That
said, a roundabout would substantially burden and likely require the exercise of eminent
domain against the proximate properties. A traffic study may need to be conducted to better
assess the impacts of the new development and a plan should be implemented to encourage
more, and safer, pedestrian and bike use along Wagon Wheel Road.
