Please note that this development has negative impacts. 1. One or more access roads into the Canyon Gate development crosses Legends of Bridger Creek II property owned by the HOA on the East property line of Canyon Gate. The HOA has not agreed to this use of its private property. 2. The is no precedent for a community to be without a buffer to the existing homes. The is absence of any greenbelt or park area between the existing R-1 homes and the development in unacceptable. 3. The absence of a satisfactory Action Plan related to the City Code and Commitment to Public Safety. Emergency Services (Fire and Police) have to cross the railway tracks on Rouse or Griffin to access the development. Train traffic at these locations can create waits of up to 20 minutes twice a day and shorter periods several times a day. 4. The proposed ‘Parkland’ is insufficient and is nothing more than a swale for the storm water drainage. The paved area in Canyon Gate development will be a substantial collector of storm water. Extensive storm water management will be critical and should include much larger open space areas. 5. Cash in-lieu to the City to avoid the required open space is not acceptable to the surrounding community. 6.
