While welcoming and fully expecting development in our area, we are concerned theproposed ZMA leaves open a door for development which could negatively change the character ofthe R3 neighborhood we moved into, especially zoning surrounding Oak Park. Our concerns:ZMA application materials mailed to residents are too vague for residents to determinesupport for or against the project. There does not seem to be a stated rationale for making a zoning change. The stated purposeby applicant, daycare and housing, can all seemingly be accomplished under the existing R3zone.Applicant “considering … daycare and housing” is nowhere near a contractual commitment.Again, this is too vague and non-binding. Granting a zone change seems to grant the applicantthe wide and unchecked future ability to change their purpose and the residential characterof the Oak Park square and community.There is no information in the materials to point out potential negative or positive impacts ofthe proposed change to the residents of the affected area. This puts the residents at adisadvantage to make the best constructive use of the public comment process. We would like the Department of Community Development to reject ZMA 21330 and ask theapplicant to return with a specific project which has enough detail, including the specific reason thata zone change is necessary and can’t be accomplished in R3. The project submitted should haveenough detail the reader can analyze potential impacts to the Oak Park residential community. Wedo not want the residential R3 character of the Oak Park community to change adversely when itappears the applicant can accomplish their goals within the R3 zoning rules.
