The Cohousing project is a residential development using the cohousing model. The R3-zoned property is located on Tract B of C.O.S. 526 and Tract A on the Assessor’s Map, due south of Tract B. There are ten residential buildings within the development, each building consisting of four dwelling units for a total of 40 units. The units are either 2-bedroom or 3-bedroom units. Using the Institute of Transportation Engineers Trip Generation Manual, 10th Ed. (see attached) the number of trips per unit for low-rise multifamily housing is 0.56. With a total of 40 units, this equates to 22.4 trips during the peak hour (40 units * 0.56 trips/unit). Due to the low number of trips during the peak hour and small project size, we are requesting a waiver for completing a traffic study.
