Dear Laurae:
Attached please find the Application for Creation of a Special Improvement Lighting District
(SILD) for Bozeman CoHousing. Bozeman CoHousing is situated on Tract B-1 of C.O.S. 526
(formerly two separate tracts; Tract B of C.O.S. 526 and the parcel described as Parcel II in a
warranty deed recorded in Cocument No. 2673699), located in the Southwest ¼ of Section 19,
Township 2 South, Range 6 East, in Gallatin County, Bozeman, Montana. The SILD is for one
(1) street light located at the intersection of Concord Dr. and Wagonwheel Rd.
Included with this application is a map depicting the district with district boundaries and the
location of the proposed street light. The lighting fixture specifications will be included in the
future infrastructure submittals for the development.
The developer will install the lighting fixture and all necessary appurtenances, as part of
finishing the remaining proposed infrastructure improvements which are currently under review
for site plan approval by the City of Bozeman. Therefore, costs associated with erecting the
posts, wires, pipes, conduits, lamps and other suitable or necessary appliances for the purpose of
lighting the streets will not need to be included as part of the SILD. Only the costs for
maintaining the lights in the district and the annual cost of supplying the electrical current.

Tract B-1 of Certificate of Survey No. 526, on record with the Gallatin County Clerk and Recorder located
in the Southwest One-Quarter of Section 19, Township 2 South, Range 6 East, Principal Meridian
Montana (P.M.M), Gallatin County, Montana, being more particularly described as follows:
Beginning at the southwest corner of the herein described tract at a point on the east right-of-way line
of Wagonwheel Road, thence along said right-of-way line North 00°06’56” East, a distance of 258.78
feet to the Southwest corner of Tract A of Certificate of Survey No. 526; thence along the south and east
lines of said Tract A, respectively, the two (2) following courses; 1) South 89°13’07” East, a distance of
232.27 feet; 2) North 00°04’08” West, a distance of 85.65 feet to a point on the South line of unplatted
lands; thence along said south line South 89°16’04” East, a distance of 496.60 feet to a point on the west
line of west Meadow Subdivision, Phase 3; thence along said west line South 00°11’10” West, a distance
of 343.91 feet to the northeast corner of Lot 6-B of the Woodridge Addition; thence along the north line
of Woodridge Addition (Plat references J-70-C and J-70-A) North 89°17’32” West, a distance of 728.17
feet to the Point of Beginning.
Said tract containing in area 5.297 acres, along with and subject to any existing easements.
